We get a lot of requests for roof leak location. We can do this by water testing the roof and putting someone inside the roof to see where the water is coming in. Hoses can not always produce as much water as rainfall and we cannot always find leaks due to wind conditions not being the same as at the time as when water leaked in. Roof leaks are not always visible from above. To assist in location sheets are often removed to locate water trails. In some instances it is quicker to replace the roof than locate the leak. It is rare to locate a roof leak just by looking at the roof.
High Roofs and Hard to Access Roof Areas
We use rope access techniques to access hard to get to areas, and high level roofing.
Some areas will need scaffolding where extensive repairs are needed.

Many roofs leak due to the old nails lifting out of the roof. Even the spiral nails will gradually rise up under constant roof movement due to expansion and contraction in the sun.

Asbestos Roofs
Asbestos is dangerous product which if ingested can cause cancer. Asbestos cannot be cut drilled or grinded to comply with safety requirements. The sheets are normally unscrewed and lowered to the ground whole. They are then wrapped in plastic and taken to a safe approved dumping site. These roofs are usually quite thin and dangerous to walk on with out damaging them. The best solution is replacement and not repair.
Roofing Replacement
When replacing roofing it is important to get the gradient correct. Corrugated iron has a minimum pitch of 8 degrees and 10 degrees if it is in short sheets.
Other materials can go down to 1.5 degrees pitch which is 25 mm per meter rise. When a roof does not have this pitch they need to be raised to meet supplier installation instructions and the Building Code. Guarantees will not apply if the roof is not raised. Suppliers also insist on the owner washing iron roofing occasionally to comply with warranty conditions.
