Property and Body Corporate Reports
Territorial Authority
We recommend the customer approaches the Territorial Authority and asks for the Building folder which contains the property history regarding building work. There is no charge generally for this. This lists drainage plans and recent work, Build Permits and Consents, Completion Certificates and Code Compliance Certificates.
Lim Reports
The customer may also get a LIM report which the Territorial Authority charges for, which list any information the Territorial Authority may have about the property.
They usually take too long to obtain before contract deadlines close.
Do you need an engineer?
If we see an engineering problem eg) a cracked retaining wall or a land slip, we will tell you we think it needs a specific engineers report. The cost is not included in the report. We will ask you first.
What is an Engineers Report – An Engineer would specifically at structural items or geology. Examples are retaining walls, land subsidence, buildings over 3 levels high, structural failure to structural components other than timber.
Valuation Reports
We are not valuers and do not value properties. We always recommend the purchaser gets a valuation report and if boundaries are not clear a survey of the peg that is unclear.
Body Corps Require Maintenance Plans
We can prepare future maintnence plans and costings for Body Corps as required under the Unit Titles Act.
A simple plan and costing can be provided free on simple reports where the building is up to two stories in height. We can report in the exterior cladding, plumbing, drainage, gas piping, roofing where these are readily visible.
Larger buildings or body corps requiring more in depth reports can also be requested.
